Welcome to Pine & Paw Reserve. These Terms & Conditions govern your use of the Pine & Paw Reserve property, facilities, reservation system, and related services.
By making a reservation, entering the property, or allowing a dog, guest, or child under your responsibility to enter the property, you acknowledge that you have read, understood, and agreed to these Terms & Conditions.
1. Private Property and Authorized Use
Pine & Paw Reserve is a privately owned dog recreation property available by reservation.
Access is limited to individuals with a valid reservation or authorization from Pine & Paw Reserve. Reservations are for the date, time, number of people, and number of dogs identified at the time of booking.
You may not:
- Enter the property outside your reserved time without authorization.
- Allow unauthorized individuals or dogs to use the property.
- Share, transfer, or resell a reservation without permission.
- Remain on the property after your reservation period has ended.
- Enter areas identified as closed or restricted.
Pine & Paw Reserve reserves the right to limit access to any portion of the property when necessary for safety, maintenance, weather, environmental conditions, or other operational reasons.
2. Responsibility for Dogs
The person making the reservation is responsible for all dogs under their care during their visit.
You are responsible for knowing your dog's temperament, behavior, physical abilities, limitations, and interactions with people, animals, equipment, and the property.
Dogs must be reasonably suitable for an off-leash recreational environment.
You must immediately intervene if your dog demonstrates aggressive, dangerous, excessively disruptive, or otherwise unsafe behavior.
Pine & Paw Reserve does not guarantee that every dog will be compatible with every other dog, person, animal, or situation encountered on the property.
3. Dog Health and Eligibility
Dogs entering Pine & Paw Reserve should be in appropriate physical condition for outdoor recreation.
Owners are responsible for determining whether their dog is physically capable of participating safely.
Dogs displaying signs of contagious illness should not be brought onto the property.
Owners are responsible for maintaining their dogs' vaccinations, preventative care, licenses, and other requirements applicable to their circumstances.
Pine & Paw Reserve may refuse access to a dog when staff reasonably believe the dog's health, behavior, or condition presents a safety concern.
4. Leashes and Off-Leash Use
Dogs must remain under control during arrival and departure.
Dogs should remain leashed until they are safely within the designated secured off-leash area.
Before opening a gate, entering or exiting an enclosure, or releasing a dog, confirm that the area is secure.
Owners are responsible for preventing dogs from escaping.
Dogs must be leashed again before leaving the designated off-leash area.
5. Gates and Fencing
All gates must be closed and secured immediately after entering or exiting.
Do not prop gates open.
Do not alter, climb, damage, or otherwise interfere with fencing, gates, latches, or other containment systems.
Report damaged fencing, gates, or other safety concerns to Pine & Paw Reserve as soon as possible.
6. Children and Guests
Children are welcome when permitted by the reservation and must be actively supervised by a responsible adult at all times.
Children must not enter restricted areas, climb on equipment not intended for people, approach unfamiliar dogs without permission, or interfere with gates, fencing, or property features.
The reservation holder is responsible for the conduct of their guests and children.
7. Natural Environment and Hazards
Pine & Paw Reserve is an outdoor property.
The property may contain natural and environmental hazards, including but not limited to:
- Uneven or slippery ground
- Rocks, roots, branches, holes, mud, and other terrain
- Insects and ticks
- Poisonous or irritating plants
- Wildlife
- Falling branches or other natural debris
- Water, ice, snow, or wet conditions
- Heat, cold, wind, rain, and other weather conditions
- Other hazards inherent to an undeveloped or naturally maintained outdoor environment
You accept responsibility for using appropriate judgment based on current conditions.
8. Equipment and Enrichment Features
Any agility, enrichment, recreational, or other equipment provided by Pine & Paw Reserve must be used only for its intended purpose.
Do not use equipment in a manner that could reasonably cause injury to a dog or person.
Do not modify, move, dismantle, climb, or otherwise alter equipment unless expressly permitted.
If equipment appears damaged or unsafe, discontinue use and notify Pine & Paw Reserve.
9. Waste and Cleanliness
Owners must promptly pick up and properly dispose of dog waste.
Do not leave waste bags on trails, fencing, trees, equipment, parking areas, or other portions of the property.
Guests are expected to leave the property reasonably clean and ready for the next reservation.
Repeated failure to clean up after a dog may result in additional charges or loss of reservation privileges.
10. Respect for the Property
Guests must treat Pine & Paw Reserve and the surrounding natural environment with care.
Do not:
- Damage trees, vegetation, fencing, equipment, signs, or structures.
- Remove natural features or property belonging to Pine & Paw Reserve.
- Litter.
- Create unauthorized trails.
- Dig holes.
- Disturb wildlife.
- Enter restricted areas.
- Leave food or other materials that could attract wildlife.
- Engage in conduct that could damage the property or interfere with another guest's use.
11. Emergencies and Injuries
Pine & Paw Reserve is not a veterinary facility, medical facility, or emergency response service.
In the event of an emergency, guests are responsible for contacting appropriate emergency services or veterinary care.
Guests should use reasonable judgment and take appropriate action to protect themselves, their dogs, and others.
Any injury, escaped dog, property damage, dangerous condition, or other significant incident should be reported to Pine & Paw Reserve as soon as reasonably possible.
12. Prohibited Conduct
The following activities are prohibited unless specifically authorized:
- Intentionally aggressive or dangerous conduct.
- Harassment of other guests or animals.
- Abuse or neglect of animals.
- Illegal activity.
- Smoking where prohibited.
- Littering.
- Intentional property damage.
- Unauthorized commercial activity.
- Unauthorized events or gatherings.
- Firearms or other prohibited items where restricted by law or Pine & Paw Reserve policy.
- Entering closed or restricted areas.
- Any conduct that creates an unreasonable safety risk.
Pine & Paw Reserve may require any person or dog to leave the property when their presence presents a safety, behavioral, operational, or property concern.
13. Commercial and Professional Use
Use of Pine & Paw Reserve for professional photography, training, commercial events, organized groups, advertising, filming, or other commercial purposes may require prior written authorization.
A standard recreational reservation does not automatically authorize commercial use.
14. Assumption of Risk
Participation in outdoor dog recreation involves inherent risks.
These risks may include injury to people or dogs resulting from terrain, weather, equipment, animal behavior, interactions between dogs, wildlife, insects, or other conditions.
By entering the property, you voluntarily assume the ordinary and inherent risks associated with outdoor recreation and dog activities to the extent permitted by law.
15. Release and Limitation of Liability
To the fullest extent permitted by applicable law, Pine & Paw Reserve, its owners, operators, employees, contractors, and agents are not responsible for injuries, illness, loss, theft, property damage, escaped animals, or other losses arising from use of the property except to the extent caused by conduct for which liability cannot legally be excluded.
Nothing in these Terms is intended to waive rights or protections that cannot legally be waived.
16. Indemnification
To the extent permitted by law, guests agree to be responsible for claims, damages, losses, or expenses arising from their conduct, the conduct of their dogs, or the conduct of guests or children under their supervision.
17. Termination or Suspension of Access
Pine & Paw Reserve may suspend or terminate a person's ability to make future reservations or use the property when that person:
- Violates these Terms & Conditions.
- Violates Property Rules.
- Creates a safety risk.
- Damages property.
- Fails to pay applicable charges.
- Engages in abusive, threatening, illegal, or inappropriate conduct.
- Repeatedly fails to comply with reservation requirements.
Where appropriate, Pine & Paw Reserve may cancel an active reservation and require the guest to leave the property.
18. Photography and Media
Pine & Paw Reserve may photograph or record portions of the property for operational, promotional, or marketing purposes.
Guests should not photograph, record, or publicly identify other guests without appropriate permission.
Any commercial photography or filming may require prior authorization.
19. Changes to the Property or Policies
Pine & Paw Reserve may modify its property, amenities, hours, availability, rules, or policies as reasonably necessary.
Changes may be made for safety, maintenance, operational, environmental, legal, or business reasons.
20. Severability
If any portion of these Terms & Conditions is determined to be invalid or unenforceable, the remaining provisions will remain in effect to the extent permitted by law.
21. Governing Law
These Terms & Conditions shall be governed by applicable laws of the State of Maine.

Customer Acknowledgment
By making a reservation or entering Pine & Paw Reserve, I acknowledge that I have read and agree to these Terms & Conditions and understand that I am responsible for my dogs, my guests, and my conduct while using the property.
I understand that Pine & Paw Reserve is an outdoor dog recreation property and that outdoor activities and interaction with dogs involve inherent risks.
By completing a reservation, I agree to these Terms & Conditions.
